According to ANAROCK Research, Global Capability Centres (GCCs) leased 32.46 million square feet of office space across India’s seven major cities in 2025. Pune accounted for around 15% of these transactions, with nearly 4.8 million square feet of office space leased.
The growing office market has also increased demand for residential housing, particularly in western Pune, where several new commercial developments are coming up.
Developers are also focusing on integrated townships and mixed-use projects due to the availability of large land parcels around Hinjewadi.
Companies such as VTP Realty have announced new residential projects in high-growth corridors including Maan and Punawale, aligning their developments with upcoming infrastructure projects.
Industry experts believe the combination of better roads, expanding metro connectivity, and increasing commercial activity will support long-term growth in western Pune, making it one of the city’s fastest-growing real estate destinations.
